Overview: The Facility Manager will oversee all aspects of our physical plant, including buildings and vehicles, to ensure that our staff, residents, and guests enjoy safe, clean, and attractive facilities. Answering directly to the Executive Director, the Facility Manager will develop, oversee, and implement long term plans, preventive maintenance schedules, unit inspection schedules, safety and health mandates, and other related duties. The Facility Manager will supervise facilities staff, contractors, and volunteers to ensure that all preventive maintenance, repair, construction, landscaping, and other related projects are conducted safely and efficiently.

Duties:

  • Develop, implement, and track preventive maintenance schedules for all facilities, including buildings, vehicles, grounds (lawns, playgrounds, parking lots, etc.)
  • Inspect, perform, and/or supervise maintenance and repair projects in different areas of routine property management, including, but not limited to: Electrical, Plumbing, Painting, Plaster/Drywall/Patching, Carpeting, Refinishing flooring, Pest control, And more;
  • Educate residents as needed regarding basic home repair and maintenance;
  • Work with Operations Director and Executive Director to hire and supervise staff and contractors as needed;
  • Work with Operations Director and Executive Director to develop and track an annual departmental budget and a long-term capital budget;
  • Manage facility staff to ensure that they are well-trained for their work and following all Open Doors policies;
  • Plan maintenance and repairs so that work is completed efficiently and effectively;
  • Prepare vacant units for new occupants in a timely manner;
  • Plan, oversee, and participate in the rehabilitation of selected units;
  • Ensure effective and rapid response to maintenance emergencies;
  • Work with Facility staff to develop and maintain a 24-hour, 365-day on-call schedule;
  • Maintain active communication with Open Doors staff to respond to work orders in a timely manner;
  • Select and purchase supplies needed for assigned tasks;
  • Ensure safety and total clean-up of job sites;
  • Maintain Open Doors tools and equipment;
  • Approve maintenance-related purchases and invoices for payment;
  • Participates in periodic staff meetings and annual Board/staff retreat;
  • Work as part of a team of staff, Board, volunteers, and residents to achieve the mission of Open Doors

Qualifications:

  • High school diploma or general education degree (GED) and 2+ years related professional experience and/or training, or equivalent combination of education and experience;
  • The ideal candidate will own basic tools and appropriate workwear;
  • Experience with carpentry, plumbing, electrical, painting, finishing, flooring and other activities typical to residential property management;
  • Experience with Google and Microsoft Office products for internal and external communications;
  • Understanding of the importance of promoting diversity, inclusiveness and anti-racism in our organization and in the broader community;
  • Ability to interact effectively with individuals from a wide range of cultures;
  • Experience maintaining multi-unit properties;
  • Ability to lead maintenance staff and volunteers;
  • Ability to organize and assign work tasks;
  • Valid driver’s license and vehicle;
  • Availability for regularly scheduled “on-call” shifts over evenings and weekends;
  • Commitment to our mission to prevent homelessness

Job Type: Full-time

Pay: $52,000.00 - $54,000.00 per year
